The Vogelsang housing estate is a replacement building for GWG’s founding estate on Untere Vogelsangstrasse. The project comprises 15 multi-family houses and a settlement bistro. The main use is residential, with additional offerings such as guest rooms, playrooms, music rooms, laundry and fitness rooms. In the basement, a continuous parking garage with storage space is planned. The development is planned according to a Minergie-P compliant energy concept.
The maximum 6-story buildings are planned in solid construction. The internal structure consists of load-bearing wall slabs of on-site concrete and individual columns. The masonry façade is also load-bearing. The staircase cores and individual apartment and room partition walls act as bracing elements against the horizontal effects of wind and earthquakes.
Both the flat ceilings and the walls are not only dimensioned according to static criteria. They also take into account the sound and building services requirements. The ceiling thickness of 22 cm (in the living area) is determined not only by the structural requirements but also by the demands on acoustics, thermal engineering and, where necessary, for the integrated routing of the building services.
